Important Updates (3/2/23)

Dear Lofts at 30th Owners,

Please see the important updates below:

New Building Access Code
Please note that the building access code will be changed on March 15, 2023. The previous code will no longer work after March 15, 2023. New signage was recently installed at all three entrances to help ensure that guests can enter the building without difficulty.


Owner Directory
The HOA is in the process of creating an owner directory. Once completed, this will be posted on the private side of the HOA website – LoftsAt30thHOA.com. If you would like to opt out of the owner directory, please let us know by emailingLoftsAt30thHOA@gmail.com. Owners are also encouraged to email their current contact information toLoftsAt30thHOA@gmail.com to help ensure that the information included in the directory is accurate.

New HOA Insurance Policy
Effective March 1, 2023, Robins Insurance Agency has become the new insurance agency for the HOA (with Erie Insurance being the carrier). By switching policies, the HOA’s annual insurance expense has been reduced by $6,046 (23%). If you need to request a Certificate of Insurance (COI), please email certificates@robinsins.com

Storage Closets Available for Lease
There are multiple storage closets accessible from the lower parking garage that are not currently being used. In order to generate additional income for the HOA, these storage closets will be made available for lease to owners at a rate of $50 per month. If you are interested in leasing a storage closet, please email us at LoftsAt30thHOA@gmail.com. These will be available on a first come, first serve basis.

Payment of HOA Fees
Please note that missed or late HOA fee payments going forward will result in a late fee (equal to 10% of the HOA fee for your condo) being applied to your account. If an owner’s past-due balance exceeds two months’ worth of HOA fees, a certified letter will be sent notifying the owner of intent to file lien & suit if the past-due balance is not paid promptly. If an owner’s past-due balance exceeds three months’ worth of HOA fees, the account will be turned over to a collections attorney. Landscaping
In order to help improve the overall appearance of the grounds at Lofts at 30th, the Board decided to replace the pine straw in front of the building with mulch. Board member Don Rogers completed this task on a volunteer-basis, and it was a noticeable improvement. Having mulch rather than pine straw should also help keep the lower garage cleaner, as the pine straw would previously blow into the lower garage during strong winds. 

Implementation of Working Capital Fee
Going forward, all future buyers at Lofts at 30th will be charged a working capital fee equal to six months’ worth of HOA fees at the time of closing. This will generate additional income for the HOA without burdening existing owners and thus help keep HOA fees stable/low.

As a reminder, the HOA’s website address is LoftsAt30thHOA@gmail.com. Items such as financial reports, budgets, meeting minutes, governing documents, fee schedules, etc. are available on the website. Owners must register and be approved for full website access prior to having the ability to view private information.
